Property care for owners abroad

In Hebrew, shomer means keeper. That's what we are for your apartment — even when you're not in the country.

You own an apartment in Israel. You don't live there. We check on it every month, handle the bills, prep it for your visits, and deal with whatever comes up — so you don't have to fly in to find out something's wrong.

About

The person actually checking on your apartment.

My name is Benji Engelhart. I've called home to Silver Spring, Houston, Baltimore, and now Modiin — happy to connect you with references from any of them, just ask. My background spans construction, physical therapy, manufacturing, and sales, and the common thread running through all of it is customer service. Whatever your apartment's problem is, it becomes my problem, and I care for it like it's my own. I pride myself on clear communication and fast response times, bar none.

After four years in Modiin, Israel, I've built a network of trusted professionals covering every stage of an apartment's life — many of them Anglo, all of them professional. They're all friends, too. I'm fluent in English and Hebrew, and conversational in Spanish, so we can work together in whichever language is easiest for you.

We aim to treat every apartment — and every owner — with white-glove care. I'm available to you any time. Let me know how I can serve you better.

Who we serve

Three kinds of apartments. Each handled end to end.

Whichever one describes your apartment, we cover it A to Z — you don't need to manage the pieces yourself.

A

Personal-use, kept for visits

Empty most of the year, waiting for you a few times annually.

Monthly inspections

Leaks, lightbulbs, toilets, general condition — checked in person.

Bills & utilities

Arnona, water, electricity, vaad bayit — tracked and paid on time.

Building & neighbor calls

We're the local contact if anything comes up while you're away.

Key handover

Someone on-site to meet you and hand over keys when you land.

B

Long-term rental

Rented to one tenant at a time, for months or years.

Finding tenants

Sourcing tenants directly or coordinating with a real estate agent.

Paperwork & documents

Lease documents and the paper trail that comes with a new tenant.

Utility transitions

Accounts moved in and out of tenants' names as they come and go.

Cleaning between tenants

Apartment cleaned and reset once one tenant leaves, before the next moves in.

On call during the tenancy

Repairs and anything else a tenant needs, handled without involving you.

C

Short-term / Airbnb-style

Turning over between guests, sometimes weekly.

Guest turnover

Cleaning and maintenance between every stay, on whatever schedule guests need.

Wifi & appliance issues

Router down, AC acting up — handled directly with the guest, day or night.

Utilities

Kept running and paid, since the apartment is rarely empty for long.

Ongoing repairs

Anything that breaks between bookings gets fixed before the next guest arrives.

Add-ons

A few things we bill separately

Open & prep before your visit Type A

Aired out, stocked, and ready before you land.

Close & clean after your visit Type A

Cleaned and reset once you've left.

Insurance claims All types

Handled on request — billed extra given the paperwork involved.

How it works

Set up once. Then it just runs.

01

You sign up

Tell us the apartment's address and any details we should know. We take it from there.

02

We check in monthly

Every month, we visit, inspect, and send you a short log — like the one above.

03

We run it end to end

Whether it's your own visits, a long-term tenant, or Airbnb turnover — we handle it, and any add-ons you need.

Pricing

One retainer. Almost nothing else to think about.

The retainer

Set as a percentage of your apartment's size, so it scales fairly whether it's a small studio or a large family apartment. It covers nearly everything above — the inspections, the calls, the bills, the day-to-day.

When something's out of the ordinary

Once in a while something comes up that takes real time and falls outside the retainer. We charge fairly for the time it takes, and handle it professionally and quickly — no surprises, no runaround.
